Dear Friends of Affordable Housing,

The 2025 fiscal year for Habitat for Humanity Metro Maryland (HFHMM) is once again a year to celebrate—with both gratitude and a sense of accomplishment. Congratulations to our incredible community for transforming the lives of 106 families across Prince George’s and Montgomery Counties through 168 completed projects. These accomplishments continue our more than 40-year legacy of providing affordable housing solutions, which now includes helping 2,011 people with 107 new and rehabilitated homes and 1,096 home preservation projects since our founding in 1982.

Thank you to our dedicated staff, whose tireless efforts in construction, home repair, community engagement, ReStore operations, and advocacy make this mission possible every day. And to our volunteers, donors, and partners—your generosity, skill, and unwavering belief in affordable housing as a foundation for thriving communities remain at the heart of all we do.

We continue to make meaningful progress toward our goal of expanding access to affordable homeownership, building strength and stability for families, and deepening our impact throughout the region. Highlights from this year include:

  • Expanding homeownership opportunities: HFHMM completed its 107th home in Upper Marlboro, MD, and partnered with Queens Chapel United Methodist Church to acquire the Queens Chapel home, extending our shared commitment to faith-based collaboration and community renewal.

  • Delivering on large-scale community development: As part of the Allium Place Community, HFHMM built 27 homeownership units—including 3 single-family homes and 24 condominiums—co-located within a vibrant mixed-income neighborhood of more than 160 rental units.

  • Rehabilitating homes through strategic acquisition: HFHMM purchased 20 vacant homes in Montgomery Village from the Housing Opportunities Commission for rehabilitation and sale to lower-income families. These homes will be sold with 0% interest, 30-year mortgages priced at no more than 30% of the buyer’s household income, representing a replicable model for future affordable housing initiatives.

  • Engaging volunteers: A total of 5,102 volunteers contributed 41,097 hours on construction sites, in ReStores, and through community engagement projects—turning compassion into action and making affordable housing possible across our region.

  • Sustaining ReStore impact: Our 3,079 ReStore volunteers donated 28,221 hours, helping sell 209,842 donated items and generating $2,353,331 in gross revenue to support Habitat’s mission while keeping usable materials out of landfills.

  • Contributing to economic growth: Our work continues to generate measurable community benefit—$24 million spent locally in construction and more than $16 million in interest-free loans extended to families, enabling them to build stability and generational wealth.

Behind every number is a family, a neighborhood, and a story of perseverance and hope.

Together, we are building affordable homes, stronger communities, and lasting opportunity.

To our volunteers, donors, community partners, and staff—thank you for another extraordinary year. Your commitment fuels our mission and ensures that Habitat’s promise of affordable housing remains a reality for families across Metro Maryland.

With deep appreciation and optimism for the future,

Nicholas Serenyi
Chair, Board of Directors, Habitat for Humanity Metro Maryland
